Villa Carlotta is situated in Northern Umbria close to the borders with Tuscany and only 15 minutes drive from the bustling university town of Perugia.

This beautiful Villa is located beautifully amid a large private estate, newly refurnished and providing comfortable accommodation for families and friends to enjoy a relaxing retreat in one of the most beautiful private nature reserves in Italy.

The Villa is situated is set among the rolling Umbrian hills. It dominates the spectacular valley of Monte Tezio and it is located 20 km from Perugia and 15 km from Lake Trasimeno. There are plenty of opportunities for viewing local wildlife, as the estate is also a nature reserve and farm. The Villa is set on top of a hill, affording beautiful views across the forests and it is very close to an 18 holes Golf course. With immaculate furnishings in warm, rich colours with comfortable furniture, and en suite bedrooms, the villa has all the comforts of a modern home. The surrounding grounds are fenced for privacy and safety, immaculately kept, containing a lovely outdoor breakfast table, patio dining area and swimming pool, framing the magnificent views of the valley.

The Villa is divided as following: 

The Ground Floor: There is a spacious, open-plan living and dining room with working fireplace and featuring open-stoned walls. The dining table seats up to 8 pax. Further more there is a charming kitchen with breakfast table and French doors leading to gardens and external dining area. Threre ia a antry/laundry room. A corridor leads to the converted chapel which contains a further sitting room and a king double bedroom with en suite shower room. 

The Villa has air condition in the bedrooms.

The first floor: There is a master double bedroom with double bed with ensuite bathoom with bathtub and built-in shower, another double bedroom with double bed and ensuite bathroom with shower, which is reached by a stone staircase and another double bedroom which can be used as a twin bed with 2 single beds as well and bathroom with bathtub.

By the pool there is complementary wooden tub, heated during the day.
